October 1 marks the start of HUD's fiscal year. Fiscal 2026 starts in October 2025 and the HUD files go through August 2026, so it isn't a complete year yet.

A number of lenders focus on refinancing older reverse mortgages into new ones. As an example, Atlantic Avenue Mortgage originated 926 loans, and 594 of them were HECM-to-HECM refinances. Other lenders, Fairway Independent Mortgage with 100 among them, lean more toward HECM for purchase loans, in which the reverse mortgage helps pay for a new home.
How to compare the best reverse mortgage lenders
The lender with the most loans has the most experience, but that doesn't mean they offer the best price. HUD's single lending limit and factor table apply to every HECM, so your borrowing amount hardly shifts from lender to lender. Three things do differ:
- Your margin. Your rate is set by adding it to the index, and a lower rate gives you more room to borrow. New loans carried a median margin around 2.125% in August 2026. Check out the current reverse mortgage rates.
- Your origination fee. It's capped by HUD at 2% of your home's first $200,000 in value plus 1% on any amount beyond that, and the total can't go over $6,000. A lender might not charge the full amount.
- The other closing costs, like the appraisal, title work and recording fees, which local companies set.
Get a written quote from two or three reverse mortgage lenders on the same day so you can compare the rates. Before signing, use NMLS Consumer Access to verify the loan officer's license and search the Consumer Financial Protection Bureau's database for complaints. A HUD-approved counselor will review the quotes with you, and the session is often free or roughly $125.
